SUMMARY:

Maintenance Supervisor The role of residential building Maintenance Supervisor is responsible for the safe and economical maintenance of the building, the grounds, outside perimeter as well as the building's mechanical equipment. Essential function/Responsibilities: duties include but are not limited to the following • Perform basic repairs and adjustments (i.e. carpentry work, painting, plastering, flooring work, demolition of walls, electrical, etc.). • Ensure compliance and adherence to building rules and regulations (i.e. HDC, HPD, HCR, and other governmental and oversight agencies). Examine boiler by testing safety valves and performing routine maintenance. • Clean public spaces including the front of the building, yards, steps, entrance hall, etc. • Maintain appliances, equipment and inventory of supplies. • Ensure adherence to regulations regarding garbage removal. • Responsible in managing Handyman and Porter in completing tasks and work orders • Conduct daily, weekly and monthly physical inspections of common areas as well as move–in and annual inspections of units. • Review work order requests from property management staff and residents to ensure that maintenance issues are being solved promptly. • Respond to emergencies and other building needs 24 hours a day, 7 days a week (Employee must be reachable at all times via company issued mobile telephone and readily available to work at all times).

Position pays $50,000 -$60,000 per year, 6% pay differential for bilingual skills. Opportunity to earn additional compensation by serving on the on-call team after six months of service but not required.
It is a full-time position, M-F, 35 hours per week, with a requirement to be available to work off hours in emergencies and to attend training.

DUTIES &amp; RESPONSIBILITIES:
1. Staffing &amp; Staff Development: Hire and train qualified staff, develop a backup system to assure department effectiveness during problematic periods such as unexpected vacancies and high volume. Ensure staff are knowledgeable about other agency programs. Provide verbal and written evaluation of workers, identify strengths and training needs through record review, observations of workers in the field, and input from other agency professionals.
2. Supervision: Provide individual and group supervision to Protective Services staff per LifePath and AGE requirements to assure compliance with regulations and guidelines and provision of appropriate and effective casework intervention. Provide field observations of staff throughout the year. Work with staff in decisions to open and close cases.
3. Quality Assurance/Quality Improvement: Follow established audit procedures, monitor PS case records to assure compliance with LifePath and AGE regulations and guidelines. Implement and monitor strategies for improvement. 
4. Community Education and Outreach: Establish and maintain positive and effective collaborative relationships with all community providers. Provide education about mandated reporting and the role of Protective Services. 
5. Leadership: Provide back-up for screening and on-call as needed. Provide coverage for the Program Director at meetings as directed. Assist in developing goals and achieving outcomes. 
6. Documentation: Maintain documentation as required by LifePath and AGE policies and regulations. Complete reports within required timeframes. Ensure data integrity. 
7. Other: Establish and maintain effective information management and accurate and timely reporting to AGE. Serve on statewide AGE task forces and committees as requested. Attend regional meetings and training as scheduled. 
SUPERVISION:
The Protective Services Supervisor reports to the Protective Services Regional Director.
The Protective Services Supervisor supervises the Protective Service Workers and provides back up to the other supervisor in the department.

Environmental:
Work is split between indoor office work and traveling outdoors to meetings, training and consumers’ homes. 
Must be able to tolerate odors and pollutants including but not limited to smoke, air fresheners, pet dander, personal odors, etc. from a variety of in-home conditions.
Must be able to tolerate by-products of office machine operation.
Must be able to tolerate heat and cold of seasonal changes and indoor temperatures.
