What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties and to do this they send out independent contractors. The purpose of the property inspection is:
<ol>
<li>To verify property occupancy.</li>
<li>To report on the general condition of the property using a mobile application.</li>
</ol>
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level. This means that you would be responsible to complete all inspections in your county. In some cases, you will split the county with another inspector if there is enough volume for two inspectors.
Responsibilities
<ul>
<li>Most common type of inspection should only take 5-6 minutes.</li>
<li>Complete the inspection within 4 days after it is assigned.</li>
<li>Report general property conditions and make a determination of occupancy based on industry standards.</li>
<li>Take 9+ photos of the property with brief comments.</li>
<li>Complete a short form in an app.</li>
<li>Requires being able to spend extended periods of time driving while making numerous stops during the day in the assigned territory.</li>

<li>Assists manager in forecasting staffing needs necessary to meet customer demand including but not limited to vacation approvals, time card approval, daily and weekly overtime, hiring, and training</li>
<li>Interfaces with internal departments, reports conflicts in production priorities and assists in the resolution</li>
<li>Reports problems and makes recommendations to eliminate variances, facilitate workflow, change processes and improve efficiency</li>
<li>Maintains department discipline and ensures that the employees produce acceptable quality, and quantity of work</li>
<li>Recommends employee hires, terminations, promotions and wage adjustments</li>
<li>Track and maintain employee attendance records &amp; address performance problems</li>
<li>Interfaces with manufacturing and engineering departments to introduce new or improved tools, fixtures and methods</li>
<li>Supervise production line setup including ensuring production lines start on schedule</li>
<li>Supervises all production activities performed by employees including shift change; maintains a high degree of visibility and access to employees throughout the shift and is responsible for the entire shift in the absence of the operations manager</li>
<li>Interfaces with materials management to coordinate materials for production. Responsible for training technicians at all levels on equipment and processes</li>
<li>Maintains standards for productivity, reliability, and accuracy</li>
<li>Monitors and reports daily production results, material usage, yield and downtime</li>
<li>Reports equipment issues to appropriate departments and operations manager</li>
<li>Coordinates with quality control to maintain quality standards; takes appropriate corrective measures to resolve deficiencies</li>
<li>Leads/participates in timely resolution of activities related to non-conformances</li>
<li>Maintains a working knowledge of all operating systems pertaining to the work area</li>
<li>Help promote a safe work environment within the organization</li>
<li>Participates in continuous improvement activities as part of a cross-functional team</li>
<li>Maintains good employee communication and relations</li>
<li>Attends and participates in meetings when required and completes assignments</li>
<li>Other production related duties as required</li>
</ul>
 QUALIFICATIONS AND SKILLS:
<ul>
<li>Minimum four years leadership experience in a manufacturing environment, two of which must be direct supervisory experience, preferably in a regulated environment.</li>
<li>Demonstrated proficiency in supervision and motivating team members.</li>
<li>Proven logic and decision-making abilities, critical thinking skills.</li>
<li>Knowledge of production practices and procedures in a cGMP &amp; GDP environment.</li>
<li>Exceptional written and verbal communication abilities.</li>
<li>Willingness to undertake various tasks and adapt to unexpected situations within dynamic company environment.</li>
<li>Experience in the implementation and sustainability of lean manufacturing concepts.</li>
<li>Medical device manufacturing experience preferred.</li>
<li>Working knowledge of Microsoft Office applications.</li>
</ul>
 EDUCATION: H.S. Diploma or GED required. Bachelor’s degree preferred in Operations Management, Engineering, or other technical discipline. &nbsp;
