 Minimum Qualifications

<li>Qualified candidates should have a minimum of two years of work in general building maintenance or building trades. The ideal candidate would have a demonstrated proficiency in building trades including carpentry, electrical, painting, plumbing, grounds keeping, and snow removal. </li>

Our Accounting team is growing, and we are looking to add a Property Accountant. This role will require a high degree of collaboration both as a member of a Team and cross-functionally. The Property Accountant will work closely with Lease Compliance, Construction, Development, Property Management, Finance, Leasing, Legal and Tenant Coordination. Relationship building, coupled with a strong work ethic, will be key components to success. This role requires at least 2 days in office at our Chestnut Hill office. 
What You’ll Do
The Property Accountant will be responsible for a portfolio of properties including a more complicated staffed property that will be reviewed by a Manager and this role will also issue less complicated properties monthly/quarterly without a Manager’s review. The Property Accountant will be responsible for the monthly preparation of financial statements including balance sheets, income statements, variance analyses, property/tenant statistics and general ledger reconciliations.
This position will also work on upper and lower tier entities within a structure and will take a first pass at REIT testing, where applicable. This position will also be responsible for preparing cash distribution worksheets that will determine if a distribution to the partners is warranted. This role will prepare annual budgets for properties and respond to any questions pertaining to year-end work with outside auditors. The Property Accountant will also work with Tenants and internal clients, responding to inquiries and questions regarding the assigned properties in the portfolio. Ability to maintain both GAAP and Tax reporting for complex properties. Ability to understand all components of tenant leases. Ability to successfully manage cash for complex properties.
The Property Accountant will also be required to prepare Common Area Maintenance and Real Estate Tax tenant billings on a quarterly and/or monthly basis. He/She will also be responsible for Percentage Rent billings for properties and preparing tenant water billbacks on a quarter and/or semi-annual basis for assigned properties.
The Property Accountant will also be responsible for reviewing the work of less experienced Property Accountants – as well as provide training -- on properties that are usually smaller and less complicated. This position will give feedback on Associates that they supervise and may sit in on annual reviews.

Job Summary: 
The Facilities Maintenance Supervisor is a hands-on role responsible for overseeing the facility's maintenance, sanitation, and automation preventive maintenance (PM) programs. This individual will ensure the reliability, efficiency, and safety of all systems across the operation - including mechanical, electrical, HVAC, automation, and sanitation infrastructure.
 
The ideal candidate will have prior experience in manufacturing automation, as well as working knowledge of electrical, HVAC, and sanitation systems. This role also serves as an integral part of the Safety Team, leading local implementation of national safety standards, preventive maintenance initiatives, and continuous improvement efforts.
 
Supervisory Responsibilities:
<ul>
<li>Lead and direct maintenance, automation, and sanitation staff in daily activities and PM schedules.</li>
<li>Assign and prioritize maintenance and sanitation work orders based on operational needs.</li>
<li>Train team members on preventive maintenance, automation troubleshooting, and safety best practices.</li>
<li>Coordinate with vendors, contractors, and automation partners for specialized service and support.</li>
</ul>
 
Duties/Responsibilities:
<ul>
<li>Oversee the daily maintenance, repair, and upkeep of all facility systems, equipment, and infrastructure.</li>
<li>Administer the maintenance, sanitation, and automation preventive maintenance (PM) programs, ensuring consistent execution and documentation.</li>
<li>Troubleshoot, repair, and calibrate automation and control systems with support from automation vendors when necessary.</li>
<li>Ensure operational efficiency of all building systems, including mechanical, electrical, HVAC, plumbing, safety, and waste management.</li>
</ul>

<li>Maintain compliance with local, state, and federal regulations governing facility maintenance and sanitation.</li>
<li>Serve as a key member of the Safety Team, helping implement new national safety standards and monitoring adherence across departments.</li>
<li>Track, review, and close work orders to ensure completion, quality, and budget compliance.</li>
<li>Support the Facilities Manager or GM with facility budgeting, audits, and continuous improvement projects.</li>
<li>Maintain high standards of facility cleanliness, organization, and safety across production, warehouse, and office spaces.</li>
</ul>
 
Required Skills/Abilities:
<ul>
<li>At least 21 years of age per state law.</li>
<li>Hands-on experience with automation systems - including preventive maintenance, basic programming/troubleshooting, and integration support.</li>
<li>Working knowledge of electrical, mechanical, HVAC, and sanitation systems.</li>
<li>Strong leadership and project coordination skills with a proactive, problem-solving mindset.</li>
<li>Excellent communication, organization, and documentation abilities.</li>
<li>Proficient with Microsoft Office, CMMS platforms, and work order systems.</li>
<li>Demonstrated commitment to safety, preventive maintenance, and operational excellence.</li>
</ul>
 
Education and Experience:
<ul>
<li>High School Diploma or GED required.</li>
<li>5+ years of facilities maintenance experience, with at least 3 years in a supervisory capacity.</li>
<li>Prior experience in automation maintenance or manufacturing systems is required.</li>
<li>OSHA, EPA, or trade certifications (electrical, HVAC, plumbing, or sanitation) preferred.</li>
