Sea View Builders, a high-end residential builder based in Osterville, is seeking an experienced Project Manager to join their dynamic team. The PM is responsible for the day-to-day management and successful execution of residential construction projects, ensuring they meet schedule, budget, quality, and safety benchmarks through every phase - from preconstruction to closeout. This is a key role for a motivated professional who thrives in a fast-paced, detail-driven environment and has a passion for delivering exceptional homes. Our projects are architect-driven, coastal-inspired, and demand a sharp eye for craftsmanship and finish quality. Areas of responsibility include:
Preconstruction
· Assist with estimate and budget development.
· Review all drawings and specifications.
· Assist with permit packages and follow through with departments until approved.
· Organize preconstruction kickoff meetings with internal and external teams.
· Assemble comprehensive construction schedules with key milestone targets.
· Buy out labor and materials.
· Meet with the Construction Manager and subcontractors to coordinate scopes.
Construction
· Lead weekly project meetings with Owners, Architects, and the Project Team; distribute agendas and meeting notes.
· Work closely with the Site Supervisor to monitor schedule, progress, and milestone events.
· Track project budget and profitability monthly.
· Track all allowances and change orders on a rolling monthly basis.
· Identify and proactively procure long-lead items (e.g., windows, cabinets).
· Invoice clients monthly and code subcontractor/vendor invoices weekly.
· Resolve day-to-day project issues with the Construction Manager.
· Support and train junior staff, including Assistant PMs.
· Manage RFIs and submittals with the design team.
· Oversee safety compliance and subcontractor adherence.
· Maintain open and professional communication with clients and architects throughout construction.
Post-Construction
· Execute substantial completion walkthroughs, punch lists, and documentation sign-off.
· Final reconciliation of allowances and change orders.
· Issue final client billing.
· Oversee and manage warranty phase and documentation.
Required Qualifications:
· 5+ years of prior construction management experience, ideally with high-end custom homes.
· Bachelor’s degree in construction management or a related field (or equivalent experience).
· Unrestricted Massachusetts CSL (Construction Supervisor License) preferred.
· OSHA 10 certification required; OSHA 30, First Aid, and CPR preferred.
· Strong understanding of construction processes and project management best practices.
· Experience with scheduling and management software (e.g., BuilderTrend, BlueBeam).
· Proficiency with Microsoft Excel and comfort using email platforms such as Outlook or Gmail.
Compensation:
Competitive compensation package includes salary in the $125,000-$150,000 range, commensurate with experience, plus performance bonus and benefits.
