Responsibilities
· Oversee maintenance operations throughout a property.
· Lead and support a team of maintenance technicians.
· Manage work orders, preventive maintenance, unit turns, and vendor coordination.
· Perform hands-on maintenance repairs and participate in the on-call rotation.
· Possess an advanced understanding and experience in basic trades such as electrical work, carpentry, plumbing, HVAC, painting, carpet care, and appliance repair.
· Communicate effectively and interact with the management team, partners, subordinates, vendors, and residents.
· Exhibit expert skills in operating small hand and electrical tools, basic electrical work, carpentry, painting, and small machinery repair.
· Have basic computer skills (ability to operate a mobile device and PC).
· Hold a valid driver's license and be able to operate a motor vehicle.
· Be available for regular on-call work assignments/ emergency calls and for scheduled off-hours and emergency overtime as necessary.
· Be capable of lifting up to 50 lbs.
· Plan, schedule, and supervise maintenance staff in their daily activities, including maintenance, installation, repairs, service requests, unit turns, and cleaning of grounds and common areas.
· Hire, train, and develop maintenance staff, ensuring adherence to company policies, procedures, and safety practices.
· Participate in departmental meetings, leading safety and departmental discussions with staff members.
· Coordinate with vendors and contractors regarding installation, maintenance, and repair work.
· Maintain the department's budget, ensuring that all projects and schedules comply with financial guidelines.
· Inspect the quality of vendor work for compliance with specifications and cost requirements.
· Purchase and order maintenance supplies, materials, and appliances efficiently and cost-effectively.
· Ensure Service Requests are properly assigned and completed by the team within the designated timeframe.
· Ensure Make-Readies and other maintenance projects are completed accurately and on time.
· Adhere to all company safety policies and ensure a safe and secure working environment for all employees.
