About the Role

We are seeking a motivated and detail-oriented Real Estate Development Analyst or Associate to join our development team. This position is ideal for a candidate with 1–3 years of experience in real estate development, investment, or finance who is eager to take ownership of all aspects of the development lifecycle — from acquisition underwriting through stabilization and asset disposition.

This role offers direct exposure to principals and a clear path for professional growth within the company.


Key Responsibilities

Underwriting & Financial Analysis

  • Build and maintain detailed financial models for mixed-use, multifamily, and commercial redevelopment projects.
  • Evaluate new acquisition opportunities through comprehensive underwriting, sensitivity analyses, and scenario modeling.
  • Support decision-making on asset repositioning, refinancing, and disposition strategies.

Asset Management

  • Monitor the financial and operational performance of existing assets.
  • Collaborate with the development team to assess future strategies for individual properties, including hold/sell analyses and repositioning plans.
  • Assist with the preparation of quarterly and annual reporting materials related to asset performance.

Investor Relations

  • Prepare and distribute monthly investor updates covering permitting, design, and construction milestones.
  • Deliver project-level financial reports and respond to investor inquiries in a professional and timely manner.
  • Maintain organized investor documentation and track capital contributions and distributions.

Project Management & Entitlements

  • Support the development team in site discovery, due diligence, and feasibility analyses for new projects.
  • Help coordinate consultants and design professionals during the permitting and design phases.
  • Track entitlement progress through municipal approvals and assist in preparing filings with city and state agencies.

Construction Finance & Accounting

  • Track project budgets and monitor hard and soft costs throughout the life of each project — from inception through stabilization.
  • Prepare and submit monthly bank requisitions and support lender draw processes.
  • Collaborate with accounting to reconcile project costs and ensure compliance with financing requirements.

Capital Markets & Deal Structuring

  • Support review and negotiation of operating agreements, loan documents, and partnership structures.
  • Assist in evaluating optimal capital stacks, including equity, debt, and public financing sources (e.g., 121A/121B agreements, C-PACE, grants).
  • Maintain working knowledge of market capital trends relevant to mixed-use and redevelopment projects.

Historic Tax Credits (Preferred)

  • Familiarity with federal and state Historic Tax Credit (HTC) programs and related monetization structures preferred but not required.
  • Assist in preparing documentation and coordinating with consultants for HTC compliance and reporting.


Qualifications

  • Bachelor’s degree in Real Estate, Finance, Economics, Urban Planning, or a related field.
  • 1–3 years of professional experience in real estate development, investment, or asset management.
  • Strong financial modeling skills and proficiency in Excel.
  • Working knowledge of design, permitting, and construction processes preferred.
  • Excellent written and verbal communication skills.
  • Highly organized, with strong attention to detail and the ability to manage multiple projects simultaneously.


Compensation & Benefits

  • Expected base salary range: $85,000–$110,000, commensurate with experience, plus annual performance-based bonus.
