Job DescriptionProject Manager

The Multifamily Project Manager will direct, oversee, and coordinate construction activities for our multifamily apartment communities. This role ensures projects are delivered on time, within budget, and to our high standards of quality and compliance.
Key Responsibilities
- Preconstruction & Planning
- Attend pre-construction and progress meetings.
- Review project plans, specifications, and reports (environmental, geotechnical, utility, site grading, drainage, accessibility, architectural, MEP, fire protection, landscaping).
- Develop familiarity with project scope and schedule.
- Project Execution
- Manage construction administration, including RFIs, submittals, ASIs, SKs, and change orders.
- Oversee project timelines, budgets, and resource allocation.
- Coordinate with property management for construction warranty issues.
- Implement and monitor Quality Assurance and punch list processes using PlanGrid.
- Financial Management
- Review and process project requisitions and consultant invoices.
- Track payments and maintain accurate cost forecasting.
- Participate in value engineering initiatives before and during construction.
- Vendor & Contract Management
- Secure contracts with design consultants (civil, architectural, MEP, fire protection, landscape) and utility providers.
- Negotiate with general contractors and specialty vendors.
- Reporting & Compliance
- Produce weekly progress reports for ownership.
- Ensure compliance with safety standards, building codes, and accessibility requirements.
