Position Summary: The Land Development Operations Specialist plays a key role in supporting the residential real estate development team. This position ensures that Buyers, Agents, and Homeowners experience an excellent first impression of each Chinburg community. Primary responsibilities include overseeing the installation of community area landscaping, permanent signage, fencing, and community amenities, while maintaining curb appeal to the highest standard throughout the projects life cycle.
In addition, this role provides support across the Land Development team, assisting with assignments from acquisition through project close-out.
Primary Essential Responsibilities:
PROJECT & COMMUNITY MANAGEMENT
Responsible for managing the curb appeal and day-to-day operations of Chinburg communities from the launch of sales through the sell-out and turnover of the community to the homeowners. At any given time, Chinburg typically has 15 to 20 active communities that would be the responsibility of the Specialist.
- Community Amenities: Scope, bid, coordinate and manage all contracts associated with community amenity maintenance. This includes community clubhouses, community well and septic systems, and community courts, dog parks, and trails.
- Common Area Landscaping & Snow Removal: Scope, bid, coordinate and manage landscape maintenance and snow removal contracts.
- Tests & Inspections: Coordinate and manage any community/association operational needs (example- fire suppression system inspections in units).
- Site Visits and Quality Control: Perform regular site visits and vendor check-ins to ensure all contracted work is being executed per Chinburg standards.
LAND DEVELOPMENT & FINANCIAL MANAGEMENT
Responsible for certain tasks within the Land Development team to ensure efficient funding of projects, timely close-out of financial obligations such as completion bonds and letters of credits, and effective tracking and communication of Land Development assignments and metrics.
The Specialist takes primary responsibility for the following development activities:
- Serve as the point person to assemble and submit all Development loan disbursement requests for road, infrastructure, and land improvements. Resolve any funding issues with bank inspection consultants and communicate with Chinburg team upon approval and funding of disbursements. Track loan disbursements for all land development projects using internal reporting tool.
- Serve as the point person in Land Development to receive all invoices and either review and approval or distribute to others for review and approval.
- Serve as point person to manage, track, and close-out all open bonds, letters of credit, and other forms of completion security that may be required by municipalities.
- Lead the preparation and tracking of Land Development Team weekly meeting notes and monthly Lot Inventory Report.
The Specialist takes secondary responsibility for the following development activities:
- Assist with collecting and tracking documentation necessary to satisfy municipal or state requirements prior to project start or upon project completion.
- Aid the Land Development PMs in coordinating and overseeing the construction of all utilities to the project including as applicable electricity, gas, water, sewer, stormwater, phone/internet, and cable.
- Assist with creating budgets for HOAs and Condo Associations, including revising annually and updating fees.
- Assist in overseeing the Associations during development and transition the associations to the homeowners.
Other Responsibilities:
- Assist the sales team with explanations of site amenities, shared expenses, and conditions of approval that will affect the homebuyers.
- Update Land Development project trackers and Monday.com boards.
- Coordinate with the sales/marketing/construction teams, assist with setting up services in model and spec homes (e.g., power, internet, landscape maintenance, snow removal, etc.).
- Assist with acquisition due diligence and entitlement efforts, as requested.
- Perform other duties as assigned.

Education and Experience Requirements:
The position is an entry level opportunity for the right candidate to learn about land and housing development.
- Bachelors degree in Business, Construction Management, Civil Engineering, Landscape Architecture, Architecture or related field or the equivalent combination of education and experience.
- 0-3 years of experience in land development for residential subdivisions or commercial development. The experience could be in development project management, civil engineering, landscape architecture, property management, condominium management, or real estate sales and leasing.
- Experience with property management is a plus, but not a requirement.
